Thanks for the comprehensive reply! After the first 8 or so replies I was leaning heavily toward skipping escrow, but your advice certainly seems solid to me. I'll just double-check with my mortgage bank to confirm the additional charge for skipping escrow, but I'm sure you know what you're talking about. I was only going to do it to earn extra money and I had read your other posts about holding on to cash at all (or most) times. In fact, I altered my downpayment plan based on your posts. I originally thought a large downpayment was the safe route, but your posts convinced me otherwise. I slashed my downpayment and figure I'll tap the extra money as needed to meet the higher monthly nut. Thanks again.

I first got to know Dave while reading a number of his posts on the web. I found that he answered people's questions regarding mortgages. Dave has helped my wife and I to refinance our mortgage and setup a HELOC loan. Despite the length of this process Dave has been very motivated, honest and helpful. When we first setup a refinance last year we discovered that we would have to pay a large prepayment penalty. Despite the time and expense (for title search, appraisal, etc.), Dave happily helped us to cancel the refinance he initially setup. He then worked with us to ensure that we met all requirements with our existing lender and then took the extra time to find an even better deal. He even took the time to help us to fix several inaccuracies on our credit report. Just last week we finally finished the whole process and got exactly the deal we were looking for including a few bonuses like a 6 month 4.5% interest rate and a signing company that came to our house.

Throughout this long and sometimes painful process Dave has been honest, helpful and AVAILABLE. He found us the best company for our needs and the cost to us was VERY reasonable.

He has helped to make a difficult and confusing process as simple as possible. I have recommended him to both friends and family looking to get a mortgage or refinance an existing mortgage. I highly recommend him. After going through this process twice with other brokers I can say that my experience with Dave has been - by far - the best. I have every intention of asking for his services again when we buy our next home.

Our processing was surprisingly smooth, actually - we did a double mortgage to avoid PMI, which usually means double the potential to go wrong. We were also on a rather tight time frame. Not a hitch. Dave was the one who warned us in advance to push for the builder to be ready for appraisal sooner than the appraiser, builder, or real estate agent thought was necessary. Good thing he did, actually - if we hadn't, our closing would have had to be pushed back for a builder issue that didn't come to light until the appraisal (exactly why he had us do it early.) This would have been a serious problem as we had to be out of our apartment exactly 2 days after closing. Any questions were answered in understandable language.

I know there are two ways Dave handles mortgages...one is "Transparent Wholesale " (see the site for more details) which is how we went, and the other is with quite competitive "Best Guaranteed " pricing. Dave under promised and overdelivered.
